Just north of Santa Monica's ultra chic Montana Avenue shopping district lies the North of Montana neighborhood, a thriving upscale residential community. Famous for its palm and pine tree lined streets, architecturally appealing homes, the school system (one of the best in the state) and, of course, the Pacific Ocean, North of Montana is truly one of Los Angeles' premier communities and a great place to call home!

There are 2572 homes in the North of Montana neighborhood, and they are generally considered to be in four major categories:

  1. The original homes, which many Buyers consider to be tear-downs because they do not represent the "highest and best use of the land".
  2. The second group are the older homes that are dated and need work, but are not tear downs, and are considered "fixers".
  3. The third group are the older homes that have been redone with additions, such as newer kitchens and updated bathrooms.
  4. The fourth group are all new homes that have been built on lots from group one.

As far as the lots are concerned, lot sizes range from a low of 7500 square feet (50 wide by 150 deep) generally found in the area from 7th Street to 17th Street to 9000 square feet (60 wide by 150 deep) generally found in the area known as Gillette's Regent Square (17th Street to 21st Place), to larger lots West of 7th Street and found scattered throughout the neighborhood. There are also a number of 1 1/2 and double lots throughout the neighborhood.

North of Montana is always in great demand because of the location, the wonderful temperate climate, the excellent school district (Franklin and Roosevelt Elementary, and Lincoln Middle School), the beautiful tree lined streets and landscaped lots, and the wonderful ambience. It is one of the loveliest places to live in Los Angeles, where someone can create the home of their dreams and still be within reasonable commuting distance to Downtown LA, the San Fernando Valley or Los Angeles International Airport. The neighborhood is within walking distance to the beach, all schools and shopping, and most parents feel their children have easy walking and bicycle distance to friends and related activities.
